“The property at various areas shows evidence of water stands or puddles after heavy rain. Ponding/puddling is an indication that existing grading does not allow proper drainage. I am unable to determine how much standing water will occur due to no heavy rain during inspection period. Inspector recommends contacting a licensed landscaper or grading and drainage specialist for further review and repair as needed.”
I often make this comment in my inspection reports, because I either see standing water or evidence that water will puddle (or pond) after it rains. Grading and drainage is a critical item, and at times the grading may be good at the wall (foundation) areas. However, there might be some low spots throughout a property where water can puddle. Generally speaking, it is not ideal for water to stand, either at the foundation or in a yard.
